A broker, not a bank

Many lenders, one ally.

One person on your file, from the first call to the keys.

A home is the largest decision most of us will ever make, and it deserves more than one bank’s shelf. As an independent broker I can shop your file across many lenders, and you deal with me directly, never a call center.

For real estate professionals

More than a pre-approval.
A partner in the deal.

Fast communication, strategic pre-approvals, and strong offer positioning. I stay involved from the first conversation through closing, so you and your clients always know exactly where the deal stands.

Ally Palacios, Senior Mortgage Broker & Advisor

From Ally

I’d rather be your ally for ten years than your lender for thirty days.

I have spent more than a decade in mortgage lending, including years guiding buyers at Zillow Home Loans, before starting The Mortgage Ally as an independent broker.

That independence is the point: more lenders, more programs, and one person on your file, me, from the first call to the closing table.

Purchases, investment property and refinancing are where I spend most of my days, along with the complicated files other lenders set aside. Where there’s clarity, confidence follows.

So why should your options end there?

Now, all that remains is to begin.

When you are ready, I will sit down with your own figures and walk them through with you, line by line.

Estimate only, on the figures above. Not a quote, a rate offer, an application or a commitment to lend. Your actual payment depends on credit, property, loan program and the tax and insurance figures for the specific address. Mortgage insurance is shown whenever the down payment is under 20 percent and is removed from the estimate at 20 percent or more.

What I place

The loans I place.

Purchase.

Pre-approval and offer strategy for a first home, a second home or new construction: the kind a listing agent will take seriously, and a closing date you can plan a move around. Plus bank statement programs when your income comes from your own business.

A front door with brass hardware in morning light

Refinance and equity.

Rate and term, cash out, HELOCs and second liens that reach your equity. I run the break-even in front of you, including when waiting is the better move.

A ledger page and a fountain pen

Investment property.

DSCR, short-term rental and portfolio financing, underwritten on the property’s cash flow rather than your personal tax returns. If the rents carry it, there is more than one lender to take the file to.

An arched window at dusk with the lights on inside

Also self-employed and bank statement loans, private money, reverse mortgages and ITIN programs. Bring me the complicated one. Talk it through.

How it runs

From the first call to the keys.

  1. We talk first.

What you’re working toward, what matters most, and anything that has gone sideways with a lender before.

  2. Then I shop it.

Your file goes out to a range of lenders and programs. I come back with the ones that genuinely fit, and I tell you plainly which I would take and why. Every cost is in writing before you sign anything.

  3. When your offer is live, I’m on the phone with you, your agent, and the listing agent.

  4. Closing.

We go over the final numbers together beforehand, so the table itself holds no surprises. A signature, and a set of keys.

Questions

Asked first.

A conversation first. Tell me about the property, the timeline and how your income arrives, and I will tell you what the file needs before anything is uploaded. For a salaried file that is two years of W-2s, recent pay stubs, two months of bank statements and identification.

You do not need any of it to run the numbers above, and nothing on this page asks for your details. The first call commits you to nothing.

A bank can only offer you what is on its own shelf. If your income comes from a business, your next purchase is a rental, or the property is unusual, that shelf runs out quickly, and what you hear back is a decision about the shelf rather than about you.

I can put the same file in front of several lenders at once and compare what comes back side by side. That is not the same as saying a bank is never the right answer. If your own bank turns out to hold the best of them, that is what I will tell you.

It is a different file, not a harder one, as long as it is built for that from the start. If you work for yourself, the income can be read from business bank statements rather than from returns. If the property is a rental, the rents it produces can do the qualifying instead. The right structure depends on how the money actually arrives.

The common failure is a borrower with complex income taken through a salaried lender’s process and declined late. Choosing the structure first is most of the work, and it happens before anything is submitted.

Yes, and it is worth calling early rather than late. A decline often says more about the process a file was taken through than about the file itself, so the first thing I want to know is what happened at the last lender and what they asked you for.

That is not a promise that the answer changes. Sometimes the honest reading is that the file needs time rather than a different lender, and I would rather tell you so on the first call than walk you through the whole thing again for the same result. If there is a route open now, I will find it. If it opens later instead, you should hear that too.

Yes, and the earlier the better. Before there is an offer at all, the useful call is the one about what you can actually borrow, so your agent is writing against a real figure rather than a hopeful one.

After that, your agent and theirs get their answers from me directly rather than from whoever picks up, which is mostly how a closing date stays the date everybody is still working to a month later.

No, although it is home. The office is in Irvine, my clients are spread across Southern California, and the California license is statewide. I also hold licenses in nine other states: Arizona, Colorado, Illinois, Kansas, Michigan, Ohio, Tennessee, Texas and Utah.

What changes from state to state is the disclosures and which regulator the license sits under, and that is mine to manage rather than yours. If the property is somewhere not on that list, say so on the first call and I will tell you straight away rather than partway through the file.

Get in touch

It begins with a conversation.

Buying, investing, refinancing or reaching your equity. Tell me about the property and the timeline, and you will get a straight answer about what is possible, what it would take, and what I would do in your position.

This is an enquiry, not an application, and nothing here is a commitment to lend. Please do not send your Social Security number, date of birth, income documents or account numbers through this form or by email. The secure application is built to take them.
